Rules



Service Persons
(Contractors, Repair/Service Persons, Delivery Persons, Decorators, Health-care Providers, Domestics (day workers), and Movers, etc)



Purpose:

To control access to the building and property and to avoid wandering
around by service persons. To increase the general security of the
owners with knowledge of who is in the building and on the property.

Rules:

  • Service persons may not enter the building before 8:00 a.m.
Health-care providers (day workers) may additionally sign in during the
evening and night hours Monday through Friday and all day Saturday
and Sunday. Domestics (day workers) may additionally sign in from 4:00 p.m. to 8:00 pm Monday through Friday and all day Saturday and Sunday.

  • All Service Persons, their equipment and tools must be out of the
building and off the property by 4:00 pm.

  • No work or deliveries are allowed on Saturday, Sunday or holidays
or after 4:00 p.m., unless for an emergency and only then with the Manager’s approval.

  • All workers must proceed directly to their work location. No waiting or
loitering will be allowed in the interior common areas.

  • Use of lobby phones is prohibited.

  • Service persons with a photo ID must sign in at Lobby 2 where a parking permit and building ID will be issued. An approved Owner’s Alteration Form must be on file for a contractor to be admitted and allowed to go to an owner’s unit. The contractor must also sign a Statement of Responsibility form. The lobby person must be given the company’s name and the names of each contractor. Any owner seeing service personnel without ID or in an unauthorized location, please notify Security.

  • All Service Persons must sign out at Lobby 2 before leaving the building.

  • The elevator may be held only for loading and unloading. Have all
equipment at the elevator door and ready to load to minimize delay.
Load limits must be observed.

  • Contractors must supply their own carts and dollies. Use of Plaza East
carts or luggage racks is not permitted. Wheelbarrows are prohibited.

  • Debris must be removed in covered trash containers: maximum size 60
gallons.

  • Contractors or the owners they work for will be held responsible for
costs incurred by the Association in cleaning or repairing damage to the
common areas.

  • Building dumpsters and trash chutes are not to be used by contractors
under any circumstances.

  • The Manager can inspect the unit involved prior to, during and at the
conclusion of renovations.
