Repair/Remodeling/Renovation
o From Declaration of Condominium of
Plaza East, (V, A 3, pages 11, 12):
“An apartment owner nor the
Association shall make any alterations in the portions of an
apartment or apartment building which are to be maintained by the
Association, or move any portion thereof, or, make any additions
thereto, or do anything which would jeopardize the safety or
soundness of the apartment building, or impair any easement,
without first obtaining approval in writing of owners of all
apartments in which such work is to be done and the approval of the
Board of Directors of the Association. A copy of plans for all such
work prepared by an architect licensed to practice in the State of
Florida shall be filed with the Association prior to the start of
the work”
o Modifications to windows, shutters, apartment walls, electrical,
plumbing, air conditioning and heating require a building
permit.
o City of Fort Lauderdale Building Permit Application may require
drawings, plans and /or specifications. These must be submitted to
the Manager when approved by the City.
o When the City issues a permit(s), a copy must be given to the
Manager.
o Installation of flooring material such as tile, wood, marble or
other hard surface must have sound insulation using ¼” cork
underlayment or other equivalent soundproofing as approved by the
Manager.
o Alterations that would alter the appearance of the exterior of
the building is not permitted.
o New cabinets must have backing for support and be up to City
code.
o If the elevators are to be used for transport of materials,
systems or debris notify the office 24 hours prior for the padding
of elevators.
o The Manager has right of access to apartment for the purpose of
construction review to ensure adherence to the intent of the plans
and specifications.
o Prior to construction, a Request for Alteration Form must be
completed, as well as submission of building permit, name (s) of
general contractor and sub-contractors, plans and
specifications.
o All construction debris must be bagged and removed off site by
the contractor.
o No building materials are to be put into the trash chute or
building dumpsters.
