Rules



• Request to Review Association Documents

Purpose:

To be able to review Documents in a timely manner.

Rules:

  • Owners may request in writing to inspect or receive copies of Association documents.

  • The owner can schedule, with the Association’s manager, a mutually agreed upon time for the review of documents on Wednesdays between 1:00p.m. and 4:00p.m. If this day is unacceptable, another mutually agreed upon time may be scheduled within 10 days of the request.

  • The Manager or his designee(s) may be present during the document review.

  • If the review takes longer than two (2) hours, the owner may be asked to return at another time to complete the review.

  • The review of documents will always take place in the Association’s Manager’s office.

  • If the owner requests copies, the cost of copying will be at the current Association’s copying fee. The requested copies will only be made by the Association.

  • If the owner requesting the review of documents is not in residence and requests the copies be mailed, the cost of the mailing will be charged to the owner.

  • State law provides that we are not allowed to make the following records available:
Any record protected by the lawyer-client privilege, or any record prepared by the Association’s attorney or prepared at the attorney’s express direction, which reflects a mental impression, conclusion, litigation strategy or legal theory of the attorney of the Association, and which was prepared exclusively for civil or criminal litigation or for adversarial administrative proceedings; information obtained by the Association in connection with the approval of the sale or transfer of an apartment; medical records of unit owners. (per F.S. Section 718.111 (12) (15) (c ) (1) (2) (3), as may be amended from time to time)
