• Parking

Purpose:

To ensure compliance with our Documents and maximize available parking.

Rules:

Garage and Outdoor Parking

  • Garage parking is limited to one car per apartment. There are no assigned spaces in the garage.

  • Headlights must be “on” when leaving or entering the garage.


  • Registration: The car utilizing the owner’s garage privilege must be registered with the Association at the Manager’s office on forms provided for this purpose. The data required for registration shall include license tag number, make and insurance information. Keys to the doors and ignition must also be provided. If an owner has an additional car(s), which will be parked at the Condominium, this car(s) shall also be registered with the Association, but must be parked only in exterior parking. The Board of Directors may fix a monthly parking fee for second or more cars parked outside.

  • If your car is blocked by another vehicle in the garage, utilize an intercom phone located on orange columns 131 and 141 in the lower garage and the orange column 244 in the upper garage to call valets.


  • Decals: Decals will be issued to all registered vehicles and will not be issued until the car keys are provided. Decals are issued for the particular vehicle and are not transferable. Decals will be coded to reflect whether they authorize garage parking or outdoor parking. Only vehicles with properly coded decals shall be allowed to park in the garage. Cars not properly displaying appropriate decals are subject to towing at owner’s expense.

  • Owners must leave a key with doorperson if a car is blocking another vehicle.


  • Exceptions: Notwithstanding the above, the Association shall have the discretion to allow owners to park an additional car(s) in the garage during the off-season (May 15 to Oct. 15) of each year. Exercise of this discretion depends on the availability of parking in the garage and may vary from time to time.


Motorcycles and Scooters

  • All motorcycles and scooters must be registered with the Association in the same manner as cars. Keys do not have to be left with the Association.
  • There is a designated parking area for motorcycles and scooters in the lower garage.

Valet Parking

  • Valet parking is available to all owners 24 hours a day at Lobby 1 and 8 a.m-- midnight at Lobbies 2 and 3.
  • Cars with handicap permits may be left for valet pickup and delivery at the bottom of the ramp from 8 a.m.--midnight.
  • Call valet at 954-563-6011 at least fifteen (15) minutes before the car is needed.

Guest Parking

  • Guest vehicles are not permitted in the garage.

  • Owners should advise their guests that they should first drive to a lobby doorperson to receive a Temporary Parking Permit that must be displayed on the dashboard. The doorperson will then direct the guest to a parking space.

  • An owner may get a “Special” Parking Permit ($10), which allows frequent visitors (nurses, parents, children, etc.) to park on a regular basis without through the lobby doorperson.

  • Guests must leave a key with lobby doorperson if a car is blocking another vehicle.

All Vehicles
  • Fire lanes are designated by yellow markings in front of lobby entrances. Fifteen (15) minute temporary parking is permitted. However, a car key MUST be left with a lobby doorperson. After fifteen minutes, the vehicle will be moved.

  • The speed limit on all condo property is limited to 15 miles per hour except the driveway and garage where the limits are 10 miles.

  • Any vehicle on the condominium property violating these rules is subject to towing at the owner’s expense.
