MINUTES Of A SPECIAL MEETING OF THE BOARD OF DIRECTORS

PLEDGE
OF ALLEGIANCE AND CALL TO ORDER
After
leading the Pledge of Allegiance, President Terry Marcum called to
order a duly constituted special meeting of the Plaza East Board of
Directors on Monday, May 23, 2005 at 7:30 PM in the Recreation
Room.
ROLL
CALL
Present:
Ismet Baker, James Brady, Richard Loarie, Jerry Marcial, Terry
Marcum, Charlotte Gazzana, DiAnne Shumard, Tim Smith and John
Toklucu. Also present were Willy Lopez, Manager, and Richard Madey,
Secretary.
Absent:
Robert Buehler and Allen Pell.
LOBBY
COMMITTEE PRESENTATION
Eugeie
Moriconi, Chair, Lobby Refurbishment Committee, presented the
status of the work of the committee. This presentation was based on
the attached material she provided to Plaza East Owners with her
(5/16/05) letter. Included is an (4/13/05) report of the Lobby
Refurbishment Committee, Draft Specifications for Interior Designer
Presentation, and letter responses from four Interior Design Firms:
(1) Cesar A Conde, Casa Conde, Ft. Lauderdale; (2) Fredo
Valladares, Design Nuovo, Weston; (3) Steve Frelich, ASID
Affiliate; and (4) Meryl Deutsch, Meryl Deutsch & Associater,
Deerfield Beach. Also included is a draft letter to be sent to each
Interior Design Firm after the Board of Director approves the
letter.
The specifications were not sent to the design firms; instead
Eugenie Moriconi phoned each of the firms and followed up with a
FAX indicating parameters for the bids. The responses differed with
differing costs for the presentations: Conde ($5000); Valladares
($2800); Frelich ($4500); Meryl Deutsch (declined to
bid).
QUESTIONS
AND ANSWERS
Marcum:
Designer
must present color rendering and color samples. Use
Frelicch’s proposal as a guide to leveling the playing field.
The money (about $50,000) held back from Lynn Wilson’s design
fee could be applied to these interior designers. Earlier, Mr.
Marcum assumed a total cost of $ 500 K spread out over two or three
years.
Motion:
Jim Brady made a motion that Plaza East retain Fredo Balladares to
proceed in accordance with her (5/8/05) letter at a cost of $ 2800.
Motion failed because no one seconded it.
Brady:
We
need to request that each firm include a fee structure with the
bid.
Smith:
We
need to ask each firm to provide a ball-park estimate for the total
cost of the project.
Moriconi:
New letters to be sent to the three interior design firms will be
prepared by Friday. Mr. Marcum will
review.
Madey:
Revised
specifications would benefit by obtaining a determination of which
items fall under the budget for building maintenance e.g.,
hurricane safety film and tinting; replacing existing ceiling tiles
with fire retardant tiles; new interior cabs for elevators;
upgrading electrical panel in Recreation Room; and items 2, 3, and
4 listed under phase 3.
